| 摘 要： | 《中华人民共和国物权法》已于二〇〇七年十月一日起施行。《物权法》中规定不动产物权转移以登记为生效条件，没有将公证制度引入不动产物权变动及不动产登记制度中。公证所具有的职能作用及特有的公信力是确保不动产登记安全与效率的最有效手段。笔者认为，在物权登记之前应当将公证制度引入到不动产变动与登记的环节当中，以确保不动产登记的安全与效率。
