| 摘 要： | 不动产物权预告登记制度是大陆法系物权法的一项重要制度，该制度有利于维护交易安全，从而维护市场秩序。我国《物权法》借鉴大陆法系这一法律制度的成果建立了不动产物权预告登记制度，但是该制度在适用范围、程序启动、效力界定、与本登记的衔接等方面存在诸多缺陷，因而提出完善之道非常紧迫。
