This study uses developments in China's urban housing market from 2002 to 2005 to engage with a hypothesis drawn from the Rule of Law discourse, that secure property rights across market participants are necessary for effective market growth. This particular market has been characterized by both significant demand-side growth and weak property rights for private home owners, contradicting the hypothesis. There are various theoretical objections to this hypothesis, but by focusing on a specific market, I isolate key factors to rephrase the hypothesis, emphasising pragmatism and structural market predictability as a substitute for formal and universal property rights. Indeed, formally weak property rights may in this instance have been a partial and temporary driver of market growth.  相似文献

Despite their growth and functional similarity to census-listedgovernments, residential community associations (RCAs) representa little-researched feature of American federalism. This studyemploys survey data from a national sample of RCAs to examinehow these organizations relate to other parts of local governmentsystems. The findings underscore the similarity of RCAs to localgovernment with regard to service provision, intergovernmentalcontracting, and lobbying with other units. Multivariate analysisshows that where RCAs are overlapped by other local units, includingother RCAs, they engage in more government-like actions. Thearticle also seeks to stimulate further research on RCAs byreflecting on measurement issues and the federalism implicationsof the study's findings.  相似文献

This study identifies two forms of evaluative bias toward political objects — positivity and negativity — in addition to the familiar one of partisanship. Bias is measured, predominantly, using open-ended responses to questions on political parties in the NES studies. The incidence of varieties of evaluative orientation toward the parties over time, beginning in 1952, is reported; so also are demographic and cognitive correlates of evaluative bias. Finally, hypotheses on differential assimilation and contrast effects in candidate perception are tested.  相似文献
