中国房价收入比实证研究及发展改进

摘    要:房价收入比是中国考察居民购房能力的一项通行指标。目前中国房价上涨幅度超过居民收入增长幅度,导致房价收入比不断攀升,居民购房压力过大。该文从房价收入比的内涵界定、房价收入比的计算方法、房价收入比在中国的实证研究等方面回顾了中国自提出住房商品化政策以来房价收入比这项衡量居民购房的承受力和支付能力的综合指标在中国的研究现状,最后指出了房价收入比在中国实际运用的构想。

Abstract:The Housing Price-Income-Ratio is a relevant indicator in China to assess the public housing purchase ability. This paper has reviewed the definition,computing method and empirical studies of Housing Price-Income-Ratio in our country,points out the deficiencies within the current studies and stresses the necessity to further research on the Housing Price-Income-Ratio.
