摘    要:随着住宅的商品化和高层建筑物的大量出现,多个所有人共同拥有一栋高层建筑物已成为普遍现象,基于建筑物区分专有权、共有权、成员权而发生的纠纷大量出现。建筑物所有权区分已经成为不动产物权中的重要问题。因此,明确区分建筑物所有权的构成,及与有关专有权人、共有权人、成员权人权利、义务关系,可以减少与建筑物区分所有权有关的“住宅纠纷”的发生。

Abstract:With houses' commodilization and high structure' s appearing in large quantity, a high building owned commonly by many person has become"a general phenomenon.Disputes based on structures' proper right,common right and member right are also emerging in large numbers. Therefore, we should definitely differentiate structure ownership' s formation and corresponding right,obligation,relation,so as to reduce"house disputes about structure owenrships differentiation.
