There exist two regulation patterns on expiration of superficies, including Germany-pattern and Japan-pattern. The differences between the two patterns arise from the opposite view on relation of land and building. These two matters are traditionally regarded as independent in China, and the land belongs to the state or collectivity. So people in possession of superficies should be endued with the right of applying for postponement and purchase.
